Hello all!

So I'm curious about a property in Hawaiian Gardens, CA. If anyone has experience in this market, how do you deal with raising rents?

They claim market rent to be $1404/month and their current rents average $1104/month. (Don't worry about verifying this market quote for me I plan on doing this myself.)

My question is about raising rent and how it works. I understand that cap ex can justify raising rents but if a building is not under rent control, how fast am I allowed to raise rent? Is it purely market driven? Or is there a ceiling to how much I can do it a year or a month?

Hello BP! Long time no see.

So a while back I started an internship that was initially unpaid. Now it's paid! Hooray! I'm doing this alongside school and my current part-time job. It's been intense and exhausting at times but overall very fulfilling. They started paying me at the beginning of this month and there's a possibility of this internship replacing my job in the future. Not only would it give me first-hand experience in the real estate world but it would give me a 50% increase in pay once the transition happens. I'm excited to say the least.

I have already learned so much lingo and so much about my local markets. Right here in Costa Mesa, I've learned about all kinds of interesting mixed-use areas that are part of a revitalization project the city has put forth. Aside from that, I've learned how much the Inland Empire is still growing. So I've been doing some digging in the Riverside/ Palm Springs area and they all have some pretty great potential. Anyone who works in either of these areas feel free to ask me questions as I would either like to answer them or start looking into them myself and hopefully it will benefit us both.

Also, while I'm more than willing to help find a venue, I unfortunately can't show to this meeting. I just got my school schedule for my first semester at CSULB. I'm excited to start but I'm bummed I don't get to go because my first day at school is all day on the 20th :(

I work at the Ayres Hotel in Seal Beach but there are some locations in Orange. I can ask about a deal regarding a meeting venue if you guys are planning on paying for a venue. I can try and get a quote tomorrow.

I've heard so much talk about how people go to the "courthouse steps" and find a distressed property and it sounds pretty handy.

I have to wonder though, what should I know going in? I live in Orange County, CA and was wondering where to start. Do I simply Google local courthouses or do any local investors know any specific place to get started?

Also, what are some handy online resources that I should know about? I've only really found https://www.hudhomestore.com so far. However, it doesn't seem to bring up any results in my markets.


I live in Costa Mesa but I'm interested in multiple markets including (but not limited to) Westminster, Santa Ana, Fountain Valley, Huntington Beach, Los Alamitos, Long Beach, and everywhere near the North-Western tip of OC.
