I also have investment properties and watch our STR market carefully. 300k can definitely get you a condo in the area. I highly recommend the north end like you've suggested in your original post. When looking, definitely know what condos are Condotels and no-condotels. Also look at the HOA financials and determine if they are maintaining the property appropriately, which leads to the statement of ask for any special assessments in the past and if some are expected in the future.

I still love the area and we are still looking for our next opportunity in that market.

@Shane Lafleur great points for HOA research. Do you find they'll give up that info without an offer on a property, or is that something only done during due diligence?

Definitely seeing emphasis on condo/condotel distinction; usually in reference to financing but probably important for other reasons too.

Thanks @Luke Carl and @Michael Baum! STR bootcamped it with you all in the spring; ready to get into it. Didn't know @Avery Carl and STS has a presence in Myrtle Beach too.

@Brooklyn McCarty did you get into a condo or house in Myrtle Beach? How do you like the market?

@Sarah Kensinger Thanks for sharing the advice. There's a lot of condo competition in the Myrtle Beach area, so ocean front w/ direct view seems like a way to narrow it down. Regarding non-warrantable condos, I'm generally familiar, @Michael Baum has mentioned it before, but I need to dig in more. Do you know of a good resource to find which buildings are non-warrantable?
