How on earth are you only putting $5k into this deal? 

VA Lending, seller concession and real estate agent rebate program. All of these will cover my closing cost and pre paid expenses.

Thank you, makes a lot of sense. I would avoid the risk also and especially since multi units do not require the SD. Thank you for your assistance. I greatly appreciate the assistance.

I'm looking to buy a quad/four plex on the market in Austin TX. The property will be purchased at 750K, but I will only place 5K into the deal at the end of closing and etc. I'm slightly worried about the "As Is" terms and the seller NOT providing a Seller Disclosure. Is there any advice about this deal I need to know. I'm know it will be hard to find out "why" the seller does not want to disclose any information, but besides a home inspection is a good option for me. Do you think I should leave the deal alone due to no seller's disclosure?

Hello to Everyone, 

I have a close business partner which has been a realtor in a country overseas for 10 years. He wants to start his own franchise of Century21 in his native country. The country is prime for real estate and Keller Williams recently opened a branch in the country during the pandemic. I currently own single family homes, multi units and properties overseas. I want to diversify into owning business equity in a real estate (Broker) company. I have been researching about the benefits of owning a real estate company. Does anyone have any Pros and Cons to help? Any information will be much appreciated. My role will be a silent investor and owning half fo the business with him. Any information will be greatly appreciated. Please let me know if you have any questions.

sent you a PM, but if you're looking to start, then I don't think I'd be a fit. We require a large commitment from our STR partners (in terms of minimum number of units they have to take on). Plus require a decent deposit. So between the first months rent, deposit, and all the stuff to furnish, you could be looking to spend ~$10k per unit. Then expect to be negative cash flow the first several months till things start to ramp up. It's one of those business where if you're well capitalized and can take on a large block of units and get scale, you can make a lot. But if you're just trying to do one-offs your best bet is finding well located single family homes and doing it there.

I was getting the same results and vibes from the area. I have also done massive amount of research online. I'm just slightly worried about the flooding in Houston period and if it is a smart choice to invest heavily in a city prone to floods. The area is a ZONE X not high risk but still I'm not from Houston, so I only know so much and the internet. Thanks for taking the time and assisting. Any information you may have will be of great help.

The information for the HOA was not available via online or HAR. I attempted to contact the Harris county for the file but still waiting on this document. I will be receiving the HOA since we are under contract. I just wanted to know any information about the HOA, the performance of the HOA and the Area. I will purchasing a large quadplex in the area on Cashel Cir.
Another big ticket I'm worried about is flood. The zone is (ZONE X) with a minimal rating to moderate. The Flood insurance is not required but I'm still worried about this area, you know the new verse the reality is kind of unknown for me since I'm not from the Houston Area. Any information you have about these type of areas and just flooding in general will be a great help. Again I have applied for flood insurance anyways with the FEMA 250K and gap insurance since the property is a million plus.

Hello, 

I'm new to the area in Houston but I'm buying my first investment property in the Houston area and more specific the Champions Terrace HOA. The HOA is located in the Harris County, If anyone has any advice about the area and the HOA please let me know. I would like to know any intel anyone does have or point me in the right direction. I will be renting out my property just for additional FYI.

I'd definitely move forward that area is doing nothing but getting better.

It is close by this area but not that one property. I checked it out but was not sure. What do you think about that property just off of California? The building is nice but the price is very high concerning the numbers. The location and the area is the part I was not to sure about due to the drama down the street in public housing. I'm thinking possibility taking the direction of Evanston if the property in 60622 does not work out.
