With gov programs being extended for tenants and lenders still expecting payments, it does not seem like being a landlord in the USA is a good decision right now.

Change my mind.

In which kinds of economic circumstances is it best for buyers to seek seller financing?

One might be able to say “all” but at which stages of the business or credit cycle do buyers have the greatest probability of sellers who are willing to consider this option?

Duplex: $500+

Tri and Quad: Not sure what to expect as I don’t have much knowledge here.

What would you say are good expectations to have for each other those? Those the PA provider meet the above sought after cash flows?

Who out there has worked with a turnkey provider who provides investment opportunities for SFR, duplexes, triplexes, and quads? Please only recommend companies who you trust in word and deed and have high cash flows with low maintenance costs and tenant placement fees. Can be any U.S. market.
