@Grace Navera, the article (I also read it) said that they'd just completed their first transaction.  I'm guessing that neither party is on BP since it was a retail sale.

Lots of folks have said that their product or service was going to replace real estate agents, and it hasn't happened yet.  Heck, there's even limited service real estate agents that will list your house for $500.  

Homeshake really just puts a lot of pretty words around the fact that it's just another FSBO platform, and charges you $1,000 to list your house on their platform. Without the benefit of a listing agent, your home won't be listed on places where 90% of homebuyers are looking - the MLS and feeds from the MLS.

Was it an IRS lien or some other lien?  I've bought a couple with IRS liens, but those weren't good for a year from date of sale, only until the Confirmation Entry.  Generally, though, you are correct that you'd get reimbursed plus interest.  My understanding is that it's very rare for the US to redeem because the gov't really isn't in the house-owning business.

@Michael Ealy, TLDR all the posts.  You're aware, I presume, that the property is in an Opportunity Zone?  Given that, I can't foresee a scenario that would involved disposition of the asset, unless the Opportunity Fund wasn't created...

@William Durel we were at the same auction and had a pretty similar buy number as yours.  It's likely/possible that an owner occupant bought it.

Those are A/A+ neighborhoods with prices (high) and yields (low) that correspond.

Another down-side to the flat free brokerages in Cincinnati is that they tend to be known as limited service/flat fee listing agents, which makes it difficult/impossible to do full-service listings if that's what you want to do.  I used to be with Plum Tree and went to Keller Williams for a variety of reasons, including the above, but also because their website pushed all leads to the broker who kept them for himself.

I'm not the expert here, just use a Solo 401k... As an S-Corp, I can contribute the $18,500 and then up to a total of $55k at a rate of 20% of the profit of the business.  Only employees can be self and immediate family.
