If you know your market then decide what marketing are you going to do. Postcards, yellow letters, bandit signs (can get you in trouble in some areas), etc. Find an area or a few depending on your budget and start sending out your marketing. Now you just need to decide what type of prospect to market to such as, probates, equity, vacant houses, anybody that could be motivated to sell there house at a discount.

You run comps on similar sold properties in the area to get an idea of what the property is worth. So here is an example: property comps at 100,000., so using the wholesale formula. 100,000 times 70% is 70,000 minus repairs and your assignment fee.

Hi @Chad Brumley , welcome to BP. I would be happy to talk real estate with you guys. There are 2 Real Estate Investor Association meetings here every month.

OKCreia is ran by Donavee Wilkerson and it meets every 2nd Thursday of every month at 7 pm.

The other meeting the 1st Thursday of every month is Millionaire Possibilities with Robert Elder.

Its very important to go there and network with other investors.

As Scott said taking action is the first step. Now, just get used to talking to sellers and doing follow up. I cant stress following up enough, you have to keep mailing to these people every month. Good job and good luck...
