I am an Investor/Realtor/Wholesaler here in Central Florida. Unfortunately, it sounds like you have a realtor who is used to mainly retail business, and may not be aware of the extra needs of a wholesale investor. 

I also have to agree with @Charlie MacPherson. He's doing what a realtor should be doing for their investor clients. 

I have many investors call me on a daily basis to run comp numbers for them or tell them about an area they are not familiar with. If needed, I can also make connections with contractors for the rehab process. Just recently I had an investor that bought a house through me. I followed up midway through their rehab only to find out that they were "dead in the water" with an electrician that couldn't seem to get the job done in a timely manner. I was able to send over a contractor that I've worked with in the past to finish the job. They were able to get the house re-listed without a huge loss of time (and money). 

The short and sweet answer to your question is yes, you should be expecting more!

Hey Clint welcome to BP, 

There are only a select few wholesalers that work the Lake County area...and from experience there are a 1-2 that you should very much steer clear of. 

With that being said, there is a LOT of money to be made out in Lake County...VERY, VERY good rentals!

Do a Google search for Shep Burr CPA...I think he still runs his office out of his house in Sanford. Him and his wife are very active with the local reia's

And sorry, to answer your questions...I personally don't care for condos/townhomes typically because the HOA fees are outrageous and will eat into your profits. I've heard nightmares of $300-500 a month in some cases.

For resale time frames, it all depends where the house is the condition and just like @John Kent stated who knows what the market is going to be in 2 years...heck the market has changed here in Orlando just in the last 6 months.

Hello @Khalid Radwan,

With $300K you can buy a few houses in and around the Orlando area that can net you way better returns than 5-6%. In the last 2 months 4 of the rentals I have sold are returning my investors well over 12% and really closer to 16-18%.
