Do I have to disclose why I deny a rental application to the applicant?

I am denying based on an arrest record. Would that protect me from a potential Fair Housing violation?

I'm a buy and hold investor in Jacksonville and a realtor here, and I've ran into your issue before with others. It's really a mental question for you. Are you ok potentially taking a loss and moving on? Or is the thought of a loss too great that you would rather rent it to ensure you break even when it's sold. It all depends if it will cash flow or not. I've met people that would rather lose money renting , instead of selling for a small loss. Just

Because of the mentality of "losing"

One possibility you could try is to list your condo for rent and sell. This way, you can see what options come your way and decide as they come. Just be careful about fair housing laws, as this strategy gets tricky if you ever deny renters to try and hold out for a buyer. You don't want to be in a situation denying one renter, only for a month later accepting the same terms from another.
