How has the turnover in your units been for you? I guess that's the only thing that I would be worried about but that does sound like a great idea.

I am friends with this tenants father which is why I am giving the benefit of the doubt here. Probably stupid on my part, for sure. Live and learn. 

Question... do you happen to know if that bad check statute would apply to checks sent over the internet through PayPal?

Sorry for the late reply. I have not been as active on this site as I much as I have been in the past. 

So, on the day that I posted this thread, the tenant paid me through PayPal using eCheck.. after about 7 days (last week) the check bounced. I communicated with the tenant and he said that he is having a "tough month..." (which includes a family death and time off work) and told me about the situation.. 

Currently, we are scheduled for payment no later than tomorrow.. for this and next month's rent. (We will see)

If not delivered, I will issue the 3 day notice on Sunday myself. 

A couple questions.. the eviction process definitely seems like a hassle to say the least and probably a situation that I would like to avoid. It's a duplex in Fremont, Ohio (Sandusky County).. so at least the mortgage is being covered by the other tenant for the time being. 

As far as filing the eviction in court, should I seek out a Real Estate Attorney? Or can any attorney file this? 

Also..... as soon as November hits he will owe approximately $1700 if I were to seek out the late fees. 
($450 monthly rent x 2 months + $25 daily late fee x 32 days)

At what point would this makes sense to sue the tenant in small claims court? 

I don't want to be upside down with all of the legal fees and such. 

Also, can I sue the tenant for my legal fees as well as all of the unpaid rent? 
EDIT: And can I add in all of the expenses that I will have for the eviction if I have file it and go through with it? (Legal fees, court costs, moving expenses, etc)

Thanks for the input. If I am out of state, can I have the local sheriff post it on the door? Or should I just send it through certified mail?

Hello all! 

Quick question for those of you who own property in Ohio and have gone through an eviction process or at least started one. 

I have a tenant, who has been a good tenant for some time.. just recently (3 months ago) he started to become late with rent. Nothing crazy.. 5-6 days past the 1st of the month.

However, this month (it's the 12th) he has still yet to pay despite my numerous calls / texts to him. 

What would you all do in this situation?
Am I jumping the gun by considering to send him the 3 day notice?

I just don't want to become the landlord that is considered a "push-over" and have my tenant think that late rent payments are acceptable. 

Also, for anyone who has went through an eviction process in Ohio, what are the steps after the 3 day notice? Is this something that the local police / sheriff serve? 

I assume if the tenant does not vacate the property within the 3 days, that I can file the eviction in court.

@Brandon Hall Thanks for the response! Exactly the answer I was looking for. 
I did not take into consideration the risk that I would be exposing myself to. 

I like the idea of having a parent LLC and an LLC for each of the businesses.

Also, I was not referring to taking profits and claiming deductions on the acquisition of a property. I was not very clear with that statement, my apologies. 

What I was hoping I could do was to take my profits from the personal training business and use them towards a marketing campaign for either my investing or salesperson role. Would this be a legitimate deduction?

Hello! I have a quick question about an idea for an LLC and I am not sure if this is possible, how it would work, or if it would be the most effective way to go about it.

I currently have 3 different professions, you could say. 

I own an online personal training company. 
I am a real estate sales agent. 
I am a real estate investor. 

My idea is this: 
I want to have 1 LLC in which these three businesses would operate under it. 
For example.. it might be called "The Stevenson Company, LLC" 
I read that you can then have 3 different DBA's under that, each for the professions that I am in.

My goal with structuring this LLC would be to potentially use the income generated from one area (personal training company) and use it to grow another area (investing) under the same tax filing. (not sure if there is a benefit to doing this)

I am just trying to consider ways to use income in one profession and reinvest in the other businesses so that it can be used as expenses and deductions when it comes to tax filing. 

Also, I figured that having all income and expenses in one place would make things a little easier when it comes time to file. 

I probably made this a lot more complicated that I needed to.
