 I agree with the passive, but the fans are quite efficient, the estimated cost is about $50/year, to run. its also an easy sell to a tenant, because they think you are looking out for their best interest, since most landlords dont care, and few tenants even know what radon is, or that its a hazard. i see it as one more thing done for when im ready to get out, and sell, the fans last a long time, a friend has had his running for over 20 years now.

who uses a standard Fax? I have been using EFax for years now, i would get rid of it, but its kinda necessary in WI for a Broker to have one. there has to be a better way, generally when some one says Fax, i look at them funny and say Ring Ring, 1990 is calling on the land line.

OK, so the EPA says anything above 4 picocuries is unsafe, any good inspector will run a minimum 4 day average, in the mot occupied part of the lowest level, including unfinished basements, near the sump pit is suspicious,   it does seem to be that more are positive today, but even 4 years ago, testing was not as common, i have a system in my personal home i installed because it was 11.5, in my finished basement, i have done them in rentals and flips for bring just above 4 as well, homes may test fine, and a few years later high, due to geologic shifting, i think the big issue is houses are tight today, old home have plenty of air exchange, and it wasn't a problem just my opinion though.

Im using Traffic Master Allure, its $1.49 regular price at HD, for the darker one, and $1.89 for the more tile look stuff i use in kitchens and baths, holds up well so far, and looks great, also its pretty easy to lay, a tape measure, speed square, and a utility knife. also a heat gun will let you pull a piece out if you have to.

What kind of Auction is it? online bank owned? or courthouse steps? your numbers seem high in some places and low in others, but i dont know local market costs for things, I would be surprised if you could get title done for $450 total,  most of the auction houses nail you with $1500+ for title and $1500" to close, they make a ton closing your deal, (like auction.com, H&M ect.) the numbers look good, but just know, it never goes as planned, and their will be hidden expenses you didnt see, i generally add $2000-$5000 for Misc. Oops i missed that, depending on the size of the rehab. still looks like good deal, and I hope your market is strong for a quick sale.

We don't see anyone check for radon here as we're close to the coast and nobody has basements.

 Basements are the norm here, I would say other than trailers less than 1% of homes don't have basements in Wisconsin. The standard is to test in the basement, and the radon levels change as the earth moves, so they recommend retesting every 3 years.

 I am, but i purchased a Pro Series 3 Tester on Amazon for $125 and do my own, if its high i put a system in, you can get a fan for about $100, and the rest is PVC, drilling some 3.5" holes, and running the electrical, and sealing cracks, as well as sealing the sump crock. takes me about a day to put a system in, and re test

is anyone doing a Radon test in there rentals as part of your initial prep after purchase? I have been, and im 3 for 3 putting mitigation systems in, fortunately i can do them in about a day and $200 in materials, but just curious what everyone else is doing?

i know a lot o you are not hands on with your properties, but I for one, am, the sewer lateral issue has been a big one for me, so i purchased a 50 foot USB drain camera on Ebay for $15 or $20 attach it to my electrical fish tape, and inspect the line as part of my rehab, or prior to purchasing if possible. it works for me.
