*This link comes directly from our calculators, based on information input by the member who posted. Not sure if I am integrating Private Money correctly (5%, will do 100% of cost + rehab, 6 mos deferred, then terms up to 25 years).  Currently property poorly managed (owner medical challenges), rents significantly below market (Studios around $700-800 / mo and 1BR between $800-1200/mo).  Looking at offer of $335k, with having about $65k for upgrades/operating cost to upgrade units as they become vacant (to help justify raising rent to market value).

Appreciate any help.

I work (Pearl Harbor) until 330 or 4, but can meet after that.  Can’t have my cell with me at my desk, but can check email (and BP) throughout the day.
