Thanks for the responses. I will look in to the standing water issue and thanks for the link to help with repairs.

I found a property that could be rental ready with little more than $2000 not counting the following. There is a sunken spot in the living area and after looking under the house almost all the joists have some degree of rot. I think I could fix it but worry there’s more going on than I can see? First try at a deal btw. 1100sq ft property.

Ok, rents most likely top end would be $450 max, however I think rehab would need increased slightly for that. Indepenence county Batesville area. Expenses include repair, capx, both around 5% , taxes, management, mortgage. Each unit is metered both electric and water.

I am a new investor and i was hoping for some feedback on this property. Central Arkansas Six 2 bedrooms 1 bathroom units Every unit bad shape need about $6000 each rehab. Asking $90000 , ARV should bring $140thousand per the bank. GMR 2400 Expenses 1680 Cash flow 720 Thanks in advance for input!
