Hi everyone, I am looking to purchase a piece of property in Philadelphia using a conventional mortgage in my name and later transfer it to a newly formed LLC. A previous post from 2008 states banks won't let you do it. Have things changed and can it be done now. If so, what is involved.

Hi Guys, I am also looking to invest in NJ.  I have been looking in Newark but haven't found any multi-family homes for under $100,000 on the North side, which is where I've been looking. I am also thinking about looking in Jersey City near Journal Sq. 

I would welcome any suggestions/ideas and I would like to hear about any experiences of others who have or are looking to invest in these locations.

On a side note: you are listed as a contractor, do you do work in Newark?

I am also interested in looking at property in Newark. I am not very familiar with the different areas which makes me a bit nervous as well. I was initially looking for a multi family unit that I could flip or would provide passive income.  The few homes I found, though low priced ($50 to $60,000 range) were in such poor conditions they were total gut jobs or tear downs and were not in very good areas/neighborhoods severely limiting flipping as an option. I believe I could rent at a price to generate positive cash flow, but I worry about being able to find good, reliable and stable tenants. I still thing there are opportunities in Newark the key is finding them and as William P said even if you look in what is considered a better area such as North Newark, neighborhoods can change block by block. Any advice or assistance would be appreciated. 

Someone suggested Elizabeth, NJ as an option any thoughts.

In addition to helping find potential properties I am also seeking help in determining the local market ARV of any property I look to rehab.

Good article Andrew and thanks for the heads up. I am new to real estate investing and have been trying to learn as much as possible from the books offered through BP the various posts and speaking to people. I haven't gone the seminar route yet. PS: I found the responses to your post as informative as the article. Thanks everyone for your input, it really helps someone like me to hear your thoughts on the subject. Regards
