Thanks for the great detail Bonnie, really appreciate it! So thinking 2/2’s for nurses, execs, digital nomads, etc. but may be harder to LTR and cash flow as a backup…so maybe 3/2 would be better or a great location. Thinking 4/3 for insurance displacement clients, which should be easier to LTR. All pretty new to me.

How do you price MTR stays, is it somewhere between STR stays and LTR rents? Also, what are typical expenses, also between STR and LTR? Need to know MTR cash flow profile so can make appropriate property offers. Thanks BP peeps!

Thanks Hamp!

How’s the San Antonio market treating you? Been there a few times but don’t know much about the RE or small biz market.

Blessings to you and those you hold dear.

I think everyone should have a manifesto or guidelines for conducting business. Here’s mine in case it inspires anyone to do the same:

My most precious resources are time and relationships. I will not trade time for money or prioritize money above relationships. I will conduct business with humility, honor and integrity, treating everyone with the dignity and respect they deserve, and never compromise my morals or beliefs. I will not succumb to envy or greed or the love of money and will always have an attitude of gratitude looking for the blessings in all situations. I will be a good steward of my resources and generous with my successes. I will conduct my due diligence knowing that I cannot control the outcome, only my attitude and effort, and will learn from my failures but not let them define me or derail my efforts. I will not get trapped in comfort zones that will keep me from moving forward but will embrace the warrior spirit within me and move steadfastly toward the prize with nothing to hide, nothing to prove, and nothing to fear, giving all glory to God.

Great advice Dylan, thanks! Will definitely share if this goes through. Best of luck with your investments.

BTW - noticed you’re in the Denver area. Check out Salt & Acres for a relaxing few hours and maybe a concert. Owned by some friends’ daughter and son-in-law. Will be catching a couple of concerts this summer.

Thinking stationary for 30 or so days at a time and then move to next park for 30 days or so. Keep going until make a swing through the top 10-12 parks (not all parks can accommodate a 42 footer). Outdoorsy looks like an RV rental portal. I’m thinking more like a tiny house concept. Thanks for chiming in.

Anyone here have experience or no someone using an RV for STR? Have an opportunity to pickup a lightly used 42ft diesel-pusher complete with king bed, full size bath (separate toilet and shower), and small washer/dryer combo. Thinking could rent a spot for 30-days at a time in some coastal, mountain, and lakeside RV parks and rent nightly. Seems would cash flow but looking for some insight from the community. Thanks all.
