Does anyone here have advice or experience investing in RE through an IRA (traditional, not Roth)?

I have six-figures parked in a traditional IRA from a past 401K rollover and considering using for buy/hold props or something like promissory notes or even hard money loans. Leaning toward props in balanced cash flow/appreciation markets even if it just breaks even for first 1-2 years as I plan to hold for 5+ years.

Thanks @Jennie Berger, big help! I didn’t even think of pest control expense. I’m sort of surprised that you can get new construction to cash flow in the current environment, unless you’re putting a bunch $$$ down. Thanks again and best of luck.

I recommend connecting with other MTR operators/owners in your market and asking them what rates their getting. Looks like you're close by to us so OC rates may be similar to LA. Of course you need to be in the right locations too, such as near hospitals if you're targeting travel nurses. Here are some rough numbers we're seeing.

Studio apartment $3000

One bedroom $3200-3500

Two bedroom $3500-4000

Three bedroom $4500-5500

Expenses are similar to STRs: utilities, consumable supplies, occasionally replacing broken or worn down household items and furniture, insurance, and the usual for any property such as maintenance, CAPEX, and taxes.
