I'm using iPlan Group as my Custodian Self-Directed IRA. I rolled over a large portion of my IRA from my employer (The portion I brought in from a previous employer years ago, that had grown to a sizable amount). Their fee structure is posted on their website and they came highly recommended.

If I were self-employed, I would use Dmitriy F and set up a Solo 401K.

I have an opportunity to co-sign on a home refinance loan and in return, take 50% equity in a SFR in California. Currently, the Title is in the name of the current homeowner, who is having difficulty making her current payments under her existing loans (Primary Mortgage and HELOC). Homeowner has limited income to qualify for a refinance on her own. The idea is; I assume part of the risk in guaranteeing the loan, in exchange for equity in the property.

Question: is there a creative and successful way of re-titling the property using a similar name or trust as the homeowner, WITHOUT a property tax reassessment? The home has appreciated significantly and we would hate to burden the homeowner with higher property taxes.

Property is in L.A. County.

If you're considering renting to foreign exchange students, I would contact CSUN about this. Find out what is typically expected. I've had friends that host Chinese exchange students at the high school level. If Room and Board are an expected part of the deal, you'll likely need a responsible adult living at the home. I HAVE heard that it can be lucrative, but only from people who own and live in the home and rent a room or two to these students........

$800K? Do you want to be an Operator, or an Investor?

I would put $100K each on 8 separate syndicated Multi-Family Value-Add deals. There are a number of excellent Syndicators that will do all of the legwork for you. I would invest in a number of short-term holds, "buy and waits", and maybe one or two buy and hold/set and forget deals.

With that type of income, you classify as an accredited investor. I would take that 400K and invest in a number of multi-family syndication deals; earning 12%%-15%, with a good, double-digit capital gain at disposition. Your tax advantages in such deals are:

1) Pass through depreciation of the asset during the holding period.

2) Pass through write off on mortgage interest during the holding period.

A properly structured deal should make any income during the holding period essentially tax free. Capital Gains can be 1031 exchanged into new deals.

I am in the process of moving into these types of investments. Companies like Praxis Capital, Ashcroft Capital, and other syndicators have good track records in this area. I love these investments as they require little effort other than getting comfortable with the syndicator and each individual deal.

@Mark S., After booking the Airbnb, I received a notification to download the app. I think it enabled my phone on the dates I was there and I'm figuring it then disables after the checkout date. I haven't read much more about it, the experience was pretty cool.
