Hi All, 

I am interested in finding local eviction lists to reach out to the landlords in the hope I can snag a few deals. Having gone through an eviction I have seen first hand the stresses it causes and I am sure there are landlords out there willing to sell quick especially if the place has been trashed.

Now I know I am not the first one to come up with this idea so I was wondering how everyone went about getting the list of present evictions? Is it a case of just going to each county court and asking for the records and sorting through for evictions?

That is my plan, my question is can I qualify for an FHA loan with an existing conventional mortgage to my name?

Thanks for the reply, my wife wants to stay at our present house and I don't mind being away from home large amounts of time as my past job had me away a lot more. So if I had to stay there 12 months that would be fine and probably an advantage to give me the opportunity to look for more opportunities.

Hi All,

I presently own my primary home with a conventional mortgage (we put 20% down 2 years ago) and I am now looking at starting to get into real estate investment in San Antonio. My plan is I would like to buy a 4-plex in San Antonio and be an owner occupier of one unit. My thinking is that I would live in one unit while making renovations to the unit and fixing the place up myself for 6-12 months. I plan to stay there 4-5 nights a week while my wife lives in our current house.

Google simply points me to a lot of articles of buy a second house using an FHA loan but I can't seem to get a clear answer on if I have a conventional mortgage can I buy a second home with an FHA loan.

I would be interested in others thoughts/tips and experiences.

I just wanted to chip in and applaud your attitude Kenneth. Like yourself I am in a similar position acquiring my first few rental properties and its a scary experience. So many "what if's" and uncertainties with a large investment. I do like your analogy to cars. I bought a 20 year old truck knowing there would be issues with it. In fact that was part of the fun, I wanted to learn more about engines and how to maintain them, within 6 months I had a failed cylinder head and had to strip the engine down to the bones and rebuild it. I actually enjoyed the process and because I went into that purchase expecting problems I wasn't annoyed in the slightest. So good luck to you on your first property and I hope you learn a few (not too painful) lessons.

If you don't mind me asking, how did you get in contact with your wholesaler?
