@Andy Winningham I do not have experience with roofstock. However, what you could do is find someone local who is doing what you want to do and partner with them on a few deals to learn from first hand experience.

@Kristian A moreno depending on when you started this process you could do a short term note.. If not I would just keep saving till you have a 50k to work with.

@Ray Dryjanski I agree with Omar, it's a sellers market and then will find someone with more cash than you to come and buy at a higher price. Where a brokers opinion may work is if the property isn't very desirable and has been sitting for a bit. If they are hungry to sell, then they may listen to the brokers opinion. If it isn't a very desirable asset just keep in mind your exit strategy.

@Gabriel Ehrlich first off, I would only invest in what you know 100% don't dabble with a new plan/idea especially with someone else's money. Now, what would I do with the money? I would buy a multi community.

@Matt Gilroy I don't have much of a problem with just cash flow. Cash flow pays the bills. I think you will still get some appreciation if you hold it for 5-10 years.

@Ray Rhoads congrats on your first BP post. You can overcome your weak areas by partnering with someone who is strong in them or going to work for someone and gain knowledge from them in those areas.
