Most self-employed people have done little more than created a job for themselves. My parents did this and I was lucky to recognize it at a young age. Payroll is big. I feel that responsibility and know that can weigh heavy.

Time, discipline or budgeting skills. Three pretty important aspects when trying to do just about anything in the business world. I would modify it to time management skills though.

Surrounding yourself with the right people is really important. It is hard to cut people out of your life but sometimes it has to be done.

Good points. I think maybe people just need to learn who they really are. Some people are going to get up in the morning and really go for it because they can not imagine doing anything else. Others are going to stay in bed and dream of a better life. I fall in the line of someone who forces myself out of bed because I want more.

I agree 100%. I think it is a perfectly valid investment strategy to buy houses at 100% of their market value and rent them out for 20-30 years. As a professional in another field you can implore this strategy and never have to plan for retirement in any other way. Of course you go to a REIA meeting and people will think you are crazy if you say to buy properties at market value.

Flipping houses is easy right? HAHAHA. TV has played an impact on that aspect of the business. You are right about having to have money to sustain a full time gig. Real Estate is a great way to build wealth but a hard way to make a living. At least at first.

Good point about understanding your investors. If you understand them you know how to approach them. I would rather see less people in the business doing more deals than the opposite. Maybe that is just me though.
