 HAHAHAHAAH 2 post and already shilling for a guru class.  That's wonderful.  There are experts in this thread.

J Scott could be a guru.  He sells books but his books don't tell you to pay him 1500 for a 3 day class just to try to sucker you into giving him another 40k to mentor you.

So they are already rented out.  Some of them might not want to move anytime soon.  If you get the right person in a one bedroom they can live there a very long time with that cheap of rent.  Sounds like a nice deal but how is the roof and furnace?

Is it all on separate hook ups?

How long have the tenants been living there?

20k rehab to get $100 more a month?

so 20k for 1200 a year.

Is it possible to rehab all the units raise the rents to 500 and try to sell it for 145k or so?

This might be a good flip if you can get the rent rolls up.

The basement is no place to be doing welding?

How is he hooked into the electrical system?  Is he using the dryer plug?

This would never pass OSHA laws for a business so there is no way this is a good thing to be doing in the basement of your house.

Even worse is he's a new welder at that.  I have seen people that have been welding for 20 years catch some things on fire.  I would have him stop.  Tell him to do it outside

Yes we have a great Governor that gets both sides upset.  He saved Detroit.  He is inviting to businesses with open arms.  And the auto companies have been doing much better.

See this right here is part of the problem.  You say don't knock Detroit than you state the MICHIGAN population has grown. 

But Detroit is still losing population everyday.  The city is ripping down 200 properties a week.  Think about that 200 a week.  Houses that will be gone forever.  Also the city adds to the list of properties that need to be torn down.  Fires are out of control.  We just had 3 houses burn down right next to each other.

Michigan is doing ok.  The neighborhoods in Detroit are getting emptied out.  They don't want people even moving into some of these neighborhoods.  They put little to no money in some of these neighborhoods.  They want people to move into the more dense area's of the city.

LOL Jay.  I have lived my whole life within 3 miles of Detroit.  I have only ever had problems when I went into the neighborhoods.  People come to town and go downtown and think things look wonderful LOL.

WE get by being smart and knowing where you should not be.  Most times I had no choice.  I was there with the type of work I was doing.

I have driven around a few people from Cal and they always look a little nervous lol.  I say its all good I got my guns with me.  Not sure that makes them feel better about the situation though lol

Friday I will be driving around 2 guys from NY.  They have been here before but was only downtown.  We shall see.

You can't want to buy a rental and say cash flow is just a bonus.  With that thinking you are going to over pay for sure.

Don't fall in love with any property.  Don't "try" to make the numbers look better.  They are what they are.  Not being from the area you won't know the going rates for rehab.  DON'T TRUST THE PM's.  Half of them are scumbags.

Very nice.  Did you get permits to do all the rehab?  LOL I think you should have put the cabinet over the stove a little higher.

Post some  more pics and give us some numbers.  I see a floor beam sitting on a brick.  that can't be good
