Nice deal Jordan, congratulations! What zip code in Louisville if you don't mind me asking?

Sorry if you’re talking Jordan, I’ll assume you’re talking to me. 40207.

> We found this one through a wholesaler

what is a wholesaler? how do they operate? How many are in Louisville?

@Brett Deas Sweet Moses...Thanks for posting this...I appreciate the knowledge.

As of right now, I'm hearing and seeing a lot around do your due diligence, but do you all have any bad experiences to speak of? I'm not talking about "oh I was expecting monthly dividends and it turned out to be quarterly". You learn the most from your mistakes...tell me about bad situations, that you learned a life lesson from.

Thanks,
Scott

I'm looking at my first deal, and it seems like this is their first fund, when normally they do syndications. If a company is good at value-add MF syndications, does it make sense that they would be good at a Fund to acquire and renovate 3 different properties?

Thanks,

Scott

I just sat in on my first live q&a for a deal on one of the crowd sourcing platforms.

It looks like they are trying to raise 58 million with a sponsor co-invest of 6.1 million. They have already started building, so i have a few questions that is kind of deal agnostic.

what happens if they don't raise the 58 million? Will the sponsors just put more capital in?

The total is 115 million with something called Senior Debt being 44% of that, what is senior debt?

If the financials and underwriting look good, how likely is it that they will complete their Investor Equity goal?

Quote from @Brian Eastman:

A self-directed IRA custodian is a processing entity. Think E*Trade or Fidelity with different paperwork.

@Brian Eastman when you say "think e*trade or fidelity" do you mean that they can actually provide a SDIRA that I can use to passively invest into mortgage note funds? Or do I need to go with a broker that specializes in SDIRAs?
