Quote from @Ryan Whitcher:

Do not get LeftMain - trust me. Massive waste of time and money, my worst decision in my 5 years of real estate investing :). It is insanely hard to use and way overpriced, half of the functions don't even work properly and if you try to edit it yourself, it's so easy to mess up unless you're a Salesforce expert or a developer. I deeply regret my decision a year ago when I got it. I'll be returning to the trusty Podio.

I truly hate bashing a company, but I feel I owe it to save anyone who may be on the fence from wasting $5 -7.5k and months of their life.

You have no idea how right you are.  We are now closing in on a year since the original purchase, and the thing is still a mess... I don't even want to think about how much money and time I've sunk into this thing.  I would think Stephanie would reach out to make things right, but I'm still waiting on that call.

Update to my Left Main experience-- five months after they denied me a refund to my purchase, the CRM is still not set up properly.  My initial concern was that my land business needed something drastically different than what Left Main was actually built for, and my purchase was a bit of an impulse buy after a slick presentation by their sales team and owner.  Upon the denial of my refund request, I was assured that my fears were unfounded and that their expert group of tech support would take care of me and set my CRM up to fulfill the specific needs of a land investor.  A dozen or so unanswered emails later I'm being told I need to go hire a developer to set it up properly.  Basically back to square one after spending thousands on this shiny object.

Just an opposing view from someone who did not have such a spectacular experience-- I was definitely on a long-term drip campaign with the Left Main sales team. At one point when I explained to the sales guy the type of interoperability I needed between a CRM and a texting and RVM platform, he admitted that LM wasn't really the solution I was looking for. End of pitch. A few months later a different sales guy started hitting me up, and I again explained what I was looking for and that LM likely wouldn't fit the bill. This time they put me on a call with the owner, Stephanie Betters, and she explained that they DO have a phone/texting/RVM platform that integrates called 360 SMS, which costs another $4,800. I was torn by the pricing, but promised that Left Main would be built to the specifications that I needed, and 360 would be the integration I was looking for. Only after I paid, did a few things become abundantly clear. I did a demo with the owner of 360 and was told that it does NOT cost $4,800, but $5,100 YEARLY, plus usage costs that would more than double that amount. I also was allowed access to the Left Main onboarding videos that clearly showed the buildout was, indeed, completely different than what I was requesting. I immediately asked for my money back, and Left Main refused to work with me... I signed the contract, and am now bound by it. For many in the wholeselling or flipping space with a large team, Left Main has the out-of-the-box ROBUST buildout you need-- unfortunately that is not my business. I was looking for something different, with a more simple, streamlined, process-based approach a la REI Pebble, and paid (and am paying monthly) because I took them at their word and did not do extensive research before making the purchase. Ultimately they sell Salesforce licenses, and if what they demo is what you need, and you can afford the setup and monthly cost, they are the right CRM for you. If this does not fit your specific needs, I recommend just buying Salesforce off the shelf, paying less per month, and hiring a consultant to build it to your exact specifications for a fraction of the cost.

Having some "challenges" with my vacation rental PM.  Anyone co-host in Panama City Beach or have a good recommendation?  Either someone who does all the cleaning as part of their service or has a relationship with a good cleaning company would be ideal... thanks!

Does anyone have recommendations for solid short-term rental management in Panama City, FL?  Appreciate any and all recommendations, and/or any particular companies that might be good to stay away from.

Northwest Florida would not be at the top of my list of places to open up a marijuana-based business.  Tons of military (which still regards pot use as against policy) and local police with plenty of free time to go after low-level drug offenders.  I don't think most owners would welcome any type of business that might make their property uninsurable.
