Hi all,

I recently made an out of state purchase of a single-family home in Florence, Montana (right outside of Missoula) and the property needs a bit of work. We’ll need work done in the kitchen, plumbing, repairs to the shop, painting, etc.

Does anyone with experience in the area have recommendations for a good GC/contractor that would be able to assist?

This is my first property in the region and I haven’t established any good contacts yet.

Hi Elisha. I recently became a first time landlord myself by renting out my old primary residence. I ended up using Avail to list my property, then find a tenant. The software also had a state specific lease as a template.

I also called an old property manager that I used to rent from to ask for some additional clauses that he would suggest to input (pet rules, hvac cleaning if there is a cat, landscaping, etc.).

You can also dig up an old lease you previously signed and compare the template to the one you had. Always good to make the lease as strong as possible!

@Nathan Gesner - thanks for the response. Do you think those leases are better than the free ones that the county makes available that lets you pencil in the details?

@Tom Harkins - thank you, this was very helpful. I now understand that I have to do the lead inspection every time there is tenant turnover… going to do a lead free test to avoid needing to do this step in the future.

Hello Bigger Pockets community! 

I recently purchased a new primary residence and I am turning my former house into an investment property. I hope this is my jumping off point into a long real estate investment career.

Question: Is there a good resource to create a good/strong lease agreement? I live in the Montgomery County, Maryland area.

I have already called around to different landlord/tenant lawyers in my area and they all said that they do not help draft lease agreements as a service. I was also referred to a property management company, whom I contacted and offered to pay for the one time assistance, but they would only assist me if I used them as a property manager (I plan on managing on my own). I have also found free tools online, but this being my first property, I cannot tell if the generated lease agreements are all encompassing.

Any help would be greatly appreciated!!
