Hi @ Is taking the garbage out something you had written into the lease agreement or discussed with her? Seems to me that she probably wouldn't create a lot of garbage. It might be easiest to just chalk it up to a learning experience and pick up the slack between yourself and the other tenants.

I concur with Dan, just tell her your wife has another engagement. I'd rather have this problem than the tenant that doesn't pay or destroys the property.
