I am a residential contractor. Two years ago I decided to make a change to my business model. I've been buying duplexes fixing them up and renting them, cash flow is great. I just purchased a house to flip last week.

I think it's great that you care for you landlord and want him to get the rent that the property deserves. If it were me I would send him an email and leave it at that.

I must say you get an "A" for resourcefulness. I haven't every done something like what you've described, but if it works and didn't cost an arm/leg more power.

Hi Jeff, I would suggest using paint thinner or mineral spirits to clean the grease off the wall. You might consider painting the wall with a semi gloss paint it is washable and would make any future cleaning easy.

Good morning all,

Lots of good information, I completely agree with you @Steve Babiak. With a little effort looking into credit history the situation could have been avoided. Like you all my units are tenant paid utilities, I haven't had any problems.

@Trevor Rutherford I contact the utility company a couple of days prior to a tenant moving in and inform them that the utilities will need to be switched into the tenant's name. Then I let the tenant know they need to call the utility company. I follow up with the utility company a couple of days later to make the switch has been made.
