10k sounds like a good deal. Repipe is no joke. Permits. Rough inspection topout inspection and everything..... I'd run it. Typical repipe here is 6k on a Sfh. Make sure your contractor knows the symbiotic relationship you intend to build. That goes a long way with subs. Help him out and in the future when you really need him he should be there for you... You can hammer you contractor or subs and that might work for a short period of time but to build a long term relationship usually all you need is light correction with the very rare kick in the a** that everyone needs every now and again.

Hey bigger pockets!

   Im sure this has been brought up before but I just want to share a very important piece of advice! Make sure you get an A/C cage!!!

  Being on the Fire Department and working in the areas I have, I have heard about this problem many times. But Yesterday I learned a very important lesson. Always have a security system and always have an A/C cage for every project; period. Criminals will steal your A/C for 50$ of scrap metal and cost you thousands. This is becoming more and more prevalent in nicer areas and commercial districts. 

 The criminals will ride around town and look for construction dumpsters and unoccupied homes like homes for sale. If you are a real estate investor, YOU ARE THE PERFECT TARGET!

 The best way I have found to avoid this is if you have the skills, weld a new cage on yourself. If you don't a local welder will come do it for about 150$. Premade cages are generally 300$ plus 100$ to install. Hope this helps everyone.

Eric Griemsmann hi Eric I am a local investor here in Jacksonville and a firefighter. Being a firefighter I have worked all over the city and depending on what kind of investing you are looking to do this area is one of the worst in Jacksonville in terms of high crime. Resale in this area is very difficult but I am not an expert in YOUR type of investing. But I can tell you this area is very rough. Collecting rent in this area is downright dangerous. People are not going to take care of your property. It's basically a warzone. I'm assuming you are looking to rent in this area. Just trying to let you know what your getting into. Scott

Douglas C. Hey Douglas welcome to bigger pockets. I am also located in Jacksonville and have some insights into this market to help you. To start I think it is important to identify a class of neighborhood and area of town you are looking in since this market is HUGE! The next thing I would do is identify how you want to acquire the property. Do you want to personally own it or do you like the idea of an llc for the legal protection. And lastly, to find a house I would most certainly find a good agent to work within the area. Jacksonville is so large and there are so many neighborhoods it can be quite overwhelming unless you have a rock solid criteria for your search. (A good agent can help you with this).
