Hi guys,

If i do a 1031 exchange, how do I have to wait to pull out my money through a home equity loan?  Are there other possibilities that I should be looking into?

Hello,

I am working on a owner financing deal for a property in Baltimore, Maryland. The seller and myself have agreed to the general terms of the contract. He sent me a P&S agreement but I have not signed it yet. I was looking for recommendations for reputable lawyer within the MD area to review the document and assist the rest of the way.

Any names would be greatly appreciated.

@Jared Garfield Thank you for sharing.  I feel that I have not put forth enough time to learn/ or know where to focus to learn more about "

  1. I would learn demographics and trends related to population growth and appreciation.
  2. I would learn crime mapping and how to analyze markets and submarkets. I would know days on markets, absorption rates, market supply and demand. I would know school test scores, where the new homes were being built, where inmigration was going to, where new roads and shopping centers were going."

Could you share some of the resources/ websites you use to gather your data.  That would be very beneficial.

@Angela DeBorja  nice to meet you... what time do the BWI meetings normally start at?  I work in NOVA so the battling of rush hour traffic can make it hard to attend meetings on time.  

@Nicole A.  how long have you had your properties in Dundalk?  Do you buy only for te cash flow, or do you see potential appreciation in the coming 2-5 years?

@William Morrison i would look to house hack it.  That would I could eliminate my rent costs and telecommute to work. I'd fix up the other units do some force appreciation if there was opportunity to do so.  I haven't looked at the historical trends going back that far.  The one thing that does concerns me is the living space is not ideal by any means.  Its down down and close to many things.  This was the first one I really saw, and wanted to get some insight on the Annapolis market and whether this was a good area or not.  The second part of my question was creating a search filter to only look for schools that had atleast an 8 out of 10 rating for example.

Hi,

This is my second post on BP and a little background information... I have bought one property and in the midst of putting the last finishing touches on it before my tenants move in.   I currently rent as well but I am looking to purchase a 4plex multifamily in the Annapolis area.  My question would be while searching for a property, is there a way to do a broad search of houses that fall into a desirable school district.  I don't have any kids but for the sake of finding neighborhoods that are very attractive.  

So far for my search I have used Loopnet and Realtor.com. Unfortunately I have not networked in the Annapolis area with a buying Broker or have access to the MLS to search.

Any advice or feedback around the Annapolis area would be great.

I'm still new to the BP community and taking time to read around different blog posts.  I have hard of the A, B. and C type properties and areas.  My question is where I can find information that depicts which areas are either A, B or C's.
