I am curious what is a generic price for having an electrician install a 220 volt plug in the kitchen running from the box in the basement below the kitchen.

If I own a tax lien on a property and the city seizes the house from the current owner as abandoned, what is my position relative to the city? Do they have to pay off my lien? Can I end up with the property instead? The owner isn't competent so I can't purchase it from him and their are no heirs. The house has been vacant for years. I would like to end up with the property but if the city takes it, will they be required to sell it at auction?

Any advice is greatly appreciated.

I am looking for referrals to a FHA 203K Consultant that can work in New Bedford, MA. The information I have found online indicates there aren't any licensed on the South Coast.

I am also looking for a 203K Consultant that will work in New Bedford. The online lists I have found all seem outdated and indicate that there are none in the local area.

I have a mortgage broker who seems intent on actively steering me away from any rehab properties and into "retail" level properties. I have also learned that he is a flipper himself in the same area that I am looking at. While I have no direct evidence of any type of malfeasance, the appearance of a conflict of interest seems pronounced. I am interested in other peoples take on the issue. Am I being paranoid? Is this a reportable issue (and to whom)? Should I cut and run?

I am looking for referrals for a General Contractor to do a large 203K rehab in New Bedford. More generally, I keep getting mixed messages about contractors being hard to find due to the market being so hot. Are other investors finding this to be true? 

Any suggestions would be greatly appreciated.
