I live in Maryland and have a question about flipping? Anyone have any issues with flipping in September through the winter? Any suggestions on selling or am I to exspect to just have a longer holding period what do you other guys do? Everyone's input will be appreciated

no sorry I was not clear what I was trying to find out is what individuals usually will offer for a bank owned property if your paying cash? What percentage of the asking price would you offer? I know what numbers will work but was trying to find out if there was a common percentage one might offer on the asking price

Question 4   You do not need to worry about cap rate as you need a multi with at least 5 units before cap rate is used in the price anything under you will use your regular comps but you should now where your at
