Would need to see the verbiage on the listing agreement. need to have the offer, acceptance, consideration, and intention to create legal relations

 have them buy it!  The market went south, and the price they agreed on is good now.  The listing just expired anyway.


 Did you ever have an executed purchase contract? If no, it seems like an uphill battle

There are many variables but the first I would ask is when did those comps sell? Im assuming a handful will be 6 months ago (which was a completely different market).

The seller may also have poor debt structure and needs to close sooner rather than later. The notes may be called due and/or has an adjustable rate on the properties

Totally agree. We purchase a lot in Louisville and we get out best deals during the Kentucky derby. Everyone is not actively purchasing which removes all of the competition!

Welcome, Kyle. Florida is difficult as you can imagine with all the companies pulling out of the state. I think it may be worth spending the time on the quote. Premiums are skyrocketing there. Will help give you an actual ballpark of the cost
