Post: NW Fort Worth Wholesaler getting started...

Hey there BP community. I am new to the REI world and like many I'm interested in wholesaling for numerous reasons. I know that there is a ton that I don't know and wholesaling looks like the perfect vehicle for me to learn a LOT with little risk and fairly little in the way of out of pocket costs. Right now what I'm looking for is buyers/mentors.

I'm not trying to build a buyer's list per se, more specifically I'm hoping to find a few very active investors in my area (NW Tarrant Co) for whom I can try and find the right kind of deals.  I want to develop long term relationships with some people that I can bring exactly the types of deals they are looking for in terms of location, price range, rehab needs, and more.  I want to make some money while doing this, but I'm really most concerned about the knowledge at this point as that is going to be more valuable to me in getting my feet off the ground.

So, if you're an active investor in Tarrant Co and you are looking for deals to purchase, please let me know. I have done a lot of research up to this point and I think I'm ready to actually start producing some real deals. I know that our market is hot right now (other than it being August in N Texas), and I see FSBO and other signs daily. Let me know how I can help you to get more quality deals so you can keep busy and growing and I can take the learning to the next step and start making at least a little money to keep the motivation and excitement.

I desperately don't want to be one of the 90% who jumps into REI to only fall off within a few months never having done a deal. Thanks in advance for helping someone to get their dreams off the ground. I hope to hear from some serious investors that I can work with to develop a long term win-win relationship.

Bear in mind I'm a total noob here, but...  We just setup a PO box at a local pack and mail place.  It cost us about $60 for a 6 month mailbox.  I figure that we are going to have to be dealing with this for other aspects like contractors and such down the road anyway.  I definitely wouldn't put my home address on something that I'm sending out to thousands of people I don't know.

I'm a new investor like yourself, but from what you have said unless you find some comps that lead you to believe your ARV is significantly higher then I would think that even 65k might be a bit high. Now if your ARV were closer to the 115k area then I would think 65-70 k might make more sense depending of course on you inspection.

Whatever happens with it, good luck on it and do t get too eager for that first deal to make a bad deal.

Yeah.  I am most focused on 2 or 3, but I'm keeping my eyes open on about 10 ZIPs.  I'm still trying to figure out how to find serious wholesale opportunities.  I came across 2 vacant homes that had "winterized" notices on the windows but was incredibly disappointed in both when I found out that the lenders were not even accepting offers on them because they are going to do the rehab themselves and then list them retail.

I'm thinking of putting out some "bandit signs" this weekend to see if I can generate some leads.  I believe that these are legal in Fort Worth so long as they are low to the ground like the typical signs.  Probably just going to put them out Friday night thru Sunday night to start.

Hey there.  My wife and I are just getting started with real estate investing.  We live in the NW part of Tarrant county and are trying to get started in this area with finding and assigning some wholesale deals.  Our specific target areas are primarily White Settlement, Azle, Lake Worth, Saginaw, Keller, and the portions of Fort Worth in and around those areas.

We are really excited to get started, but feeling a bit overwhelmed to be honest with how much there is to learn.  We are struggling to just locate what might be viable wholesale opportunities at this point.  

Anyway, I wanted to introduce ourselves to the community.
