Some great ideas in this post.  Shawn, where my niece lives, South New Port Richey, is a target-rich environment, loaded with what looks like great buy-rehab or hold-rental opportunities.  A brief review seems to indicate Titusville is similar.  If I were in your position, I would probably work the bird-dog angle hard.  If folks are pointing you in the right direction, it should be much easier (saving time) to locate high-converting prospects.  Good deals should be out there with the DOM and supply.

Hi John,

Welcome! I am new here, but not too new to the REI world.

My experience has been that you want to find the people and the property that works for your desired outcome first, so you are dealing with an actual situation, then do appropriate paperwork.  You have to have the deal figured out first, before the paperwork can be crafted.  In the scenario you described, you would hammer out the details, then work with your attorney to wordsmith the agreement.  If you don't have an attorney that specializes in RE transactions, let me know.

You can look online for templates that will give you some ideas as to what is included in the T&C's.

I can tell you not to use "McVey Brothers" vinyl windows...

I installed them about 10 year's ago...13 of them.  The 3 largest (4'x6') have cracked glass.  The reason they cracked is the vinyl has apparently stated to shrink.  The shrinking has caused the frame's channel around the window -- the channel the dual-pane, low-E, argon-filled window sits in -- to widen.  Because the frame no longer has a snug fit to the window, in windy conditions it rattles in the channel, causing it to crack.  The house is located up Mt. Rose Hwy in a high wind exposure.  The rattling and gaps (wind) are very noisy, as well.  Also, wind-driven rain is pushed through the gaps causing moisture to penetrate "the envelope".

McVey offers a "lifetime" warranty, but I still have to pay for the labor to pull the oak interior trim, exterior trim, cut the calking out, pull the nails, drop the old window out and put the replacement in, and trim everything back up.  As they are installed in the upper half of the second story, two people on scaffolding will be required.  And, McVey won't replace them without a licensed contractor doing the measuring and labor.

Right.  I won't use McVey Windows again.

Thanks, Mark. Yes, BP seems to be a great source to meet folks and learn about REI. I'll certainly be asking some questions as I get into this great forum. If any of my experience can benefit others, I might have some answers for folks too.
