Purchase price: $145,000

Bought this home as a Primary home while I was stationed in NC

What made you interested in investing in this type of deal?

My first home was a lot of work. My wife wanted a simple home with no extra work so we got a new construction.

@Michael Barnhart Thank you for your advice, I actually finished reading his book and started a second time. Its what gave me the motivation to get started now. Originally I was going to wait until I was back in North Carolina.

I am retiring from the military in 18 months. I will have a little better than five months of paid leave giving me that time to build my portfolio in person. The plan is to move to North Carolina (Greensboro or Raleigh). Still evaluating between the two. But until that time comes, I would like to have acquired a couple of multi-family homes, 2 or 4-plex.  

I tried, admittedly a little half-heartedly, a few years ago to get started, but its crunch time. I would hope in the sincerest of ways that I could find a mentor that is willing to have a regular chat to keep me on track. But I realize that kind of relationship is built not found. In the meantime, I would like to build the rest of my network, find some deals, and make a couple of dollars.  

So, I say again, I'm starting in long-distance investing. I'm looking for recommendations, advice, and even a few deals.

I am in the DC area and I'm trying to locate my first multi family home. But I dont know the first thing about finding these kind of properties. I would like to find someone that would be interested in a cup of coffee while I pick your brain. A few pointers here would be great too. My goal is to acquire my first property before 1 July.

Everyone keeps talking about their personal opinion of pitbulls. But, as a property owner, if a tenant has "Vicious Breed" and someone gets hurt, the victim can sue anyone involved and unless your renting to Bill Gates, the property owner has the bigger pockets. Pardon the pun.

So, absolutely a business owner should protect themselves from a lawsuit and ban vicious breeds. Banning breeds of dogs is not discrimination.
