I have always been told that if you can't comp it, don't buy it.  Would love to hear from others.  Obviously, unless the numbers are just so overwhelming good at the low ball offer then you can get it appraised later :-)

It should be a $5 (light), $15 (medium) $25 (heavy) rule for rehab.  Things fall in between too.  For an end buyer, in our market, this is my formula.  

ARV * .8 - repairs = MAO (Maximum Allowable Offer).

postlets.com.  It's a free service that will broker your ad to multiple sites.  Zillow and Trulia being the biggest.  It also gives you a handy dandy html output so you can copy and paste into your Craigslist ad :-)

Hey @Mitchell Jaworski.  Yes..I am a slacker yet again.  Saturday was a hockey game, my first one, so we were booked all day.  Generally my wife plans and tells me as things are happening...I just drive and pay..:-)

On average.....8 days.  The last one I did took quite a while (3 weeks).  It wasn't due to the requirements, but to the location.  Even if a location is perceived "ghetto" your better tenants will generally not want to be there.  So, it was a matter of time.  

I use postlets for everything and it is awesome.  Takes about three days to populate, but once it does, you generally get better people from zillow and trulia.  I also constantly bang on CL during the higher viewing times when I'm looking for a tenant.

Hey @Crystal H..  I have 4 in Boynton Beach and 1 in WPB.  I haven't even looked in RPB!  After I get done with this flip, the plan is to find awesome neighborhoods to invest in so I can widen my net.  I'm buying between $50-$80K.
