I can't speak about the NY Metro area, but don't let fear of missing a better deal deter you. There will ALWAYS be a better deal out there. I've done deals only to find ones that would earn me 10% more COC a few weeks after closing. It's just the nature of the beast.

Just make your whatever deal you're doing's numbers are good in your eyes, and go ahead and pull the trigger.

The first one is always the scariest.  My first deal I walked out of the title company's offices thinking "Oh crap, what the hell did I just get myself into" even though the numbers were spot on perfect.

Once your first deal is done, then subsequent ones become much easier.

My initial question would be:  How do you know this contractor is on the up and up and did quality work and is licensed, bonded, and insured?

If not, then I'd question everything.

I think if they've got a plan together and you're ok with it, a simple one page document signed and/or notarized saying he's leaving and she's staying and taking responsibility would do just fine.  It doesn't have to be "official", just something you type up in Word or something like that.

Better insulation in the attic.

Better windows

More efficient furnace.

Check and repair door seals.

Check and repair any air leaks you find.  You can find a local person to come down and do an inspection of such items.  Many times it can be done by the local utility.

I do a TON of research (google, realtors, property managers, etc.)

I live in Washington state, and invest in St. Louis, MO.  I have zero ties to that city other than my investments, so finding people there I trust is crucial.

it's a beautiful brick ranch, over 1100 sq ft, with a 2 car and a basement. BUT it has only 2 bedrooms. one of them is HUGE.

repairs are MINIMAL, should rent for over $1K.

Hey all!  When you have a rental that is empty, one of the biggest fears I think we all share is break ins.  However, having a security system on each rental can add up.  An old property manager of mine had heard of a portable security system that you could take from rental to rental and pay a small monthly fee for monitoring.

However, he can't remember what it was.  I've done a google search and came up empty.  Has anyone else heard of this and/or used something like this?  I'd greatly appreciate knowing if there was something like this on the market!  Thanks in advance!

I live in Vancouver, Wa, and I can tell you that this market is absolutely hot.  My personal home (4 bedroom, 2100 SF), has gone up almost $75k in a year.  Houses are on the market for a very short time, and prices are going through the roof.
