Does Craigslist work in Canada? That is one of the best tenant resources!

Have you sent him the 3 day or 5 day late rent notice? Is he allowed to rekey your locks as per the lease agreement? Did you collect a security deposit from the tenant?

Giving a decrease in rent for a 3 yr lease does not sound like a good idea to me. Rent rates go up with inflation every year. You want to have the ability to raise rents. Good tenants can quickly become bad tenants. A 12 month lease is your out. During the winter months here in Minnesota I always push people to sign a 16-18 month lease. But that is because renting in June as apposed to January its a 10% rent increase.

Hello Emily,

I will also be attending the TCREI meeting on the 13th! The Twin Cities multi-family market is a hot one. Finding deals before they come to market is the real secret to success. Getting an agent on your side is going to benefit you exponentially.
