You need to run a background check on him. This is the only way to protect yourself from bad tenants

Sounds like you have a great property that you should hold onto. Tell the tenant that you currently wish to hold the property. If they decide to move out at the end of their lease you should have no problems finding a new tenant. Happy investing!

Is this a good tenant? What class is the property in? A? B? C type neighborhood and home? How is her credit? Do you have equity in the property? Offering a lease option or a contract for deed could be a good route for you. Often times tenants are not able to meet the 3 or 5 year balloon payment requirements and you will get the property back. I use a staging company that is not paid unless the home sells. Twin City local company. 1% of the sale price. They are great! Message me if you would like more info.

I would not recommend the nicest property in the area. Think of the level of your surroundings you lived in in those days. Appeal to the masses. Laminate floors and countertops. When is the last time that tuition costs wend down? Housing in all reality is just another part of that tuition.

I personally love college properties! It's about finding the right properties though. As many beds as possible and as little living space as possible. More rooms = higher rents. Less living space = less party space. Rents and security deposit is often paid by the parents. This means it will be on time and when it comes to the move out is is typically the parents scrubbing the fridge and oven and making any necessary repairs to get the deposit back. Go college towns!!

I bring my French Bulldog along on plenty of showings. Always a better response with the dog than without. Dressing as the everyday man is always better than suit and tie. Be relatable.
