As a new investor, I am always interested in hearing about what people pay attention to in order to understand market trends. What are some of the key market metrics or reports you like to pay attention to and why? How about on a national scale?

@Paul De Luca I know the answer to this can have a lot of variables, but regarding your lived in duplex, do you find yourself breaking even or close to breaking even (i.e. does your rental income cover the mortage)? I often debate with myself the tradeoffs between owning a duplex or a potentially higher cash flowing 'house hack' like a three or four flat. Living for essentially free is awesome in its own right, but as mentioned, I tend to go back and forth a lot. What are your thoughts?

@Paul De Luca @Charlie Cameron that you for the advice! Ironically, right after I made this post I went online and discovered eXp. I was immediately drawn in and binged watched hours of content on the topic. The few things that stand out to is the freedom that an online platform provides and the massive amount of training offered. To me, training and learning is my priority and it certainly seems there is not shortage of it at eXp. Due to my current full time work and other obligations, flexibility is a another key aspect. In this regard, eXp certainty seems to deliver as well. @Paul De Luca like you, Keller's book also got me interested in them and what they have to offer. However, the perks of eXp are hard to ignore. Certainty a lot to consider!

I am an new investor with one property under my belt. As one who loves to continually learn new things, I decided to jump in and get my real estate license. I am finishing the pre-licensing coursework soon and should have my license in the near future. Trying to plan ahead, I am looking for a brokerage that would allow me to be part-time, but would still be willing to teach and mentor. Any suggestions in the Chicago land area or more specifically in the northwest suburbs? Any guidance will be greatly appreciated!

After "X" amount of years doing real estate  deals, what would your veteran self tell your rookie self in order to makes things easier or go smoother in the beginning. Personally, I am asking as a rookie looking to learn from veterans.
