Does anyone in the Houston area know of an investor(s) that have a unique niche/client population in that they mainly deal with leasing their properties to individuals with a criminal backgrounds?

Bill, thank you for the information. I’m looking at acquiring the property. From what I read, there is a 3 year redemption period before I can request the deed.

I’m interested in purchasing my first tax lien property in Weld County Colorado. I reside in Texas. Weld County have a their tax sale 1x per year in October so I’ve been doing my research prior to the sale so I can be prepared. During my research I read about potential pitfalls “Strips, SIDS, Minerals and Contamination”. What do I need to do during my due diligence to ensure I don’t run into this problem. Any other tips and suggestions is appreciated. Thanks in advance.

I know it's been a month since the initial dialogue however I thought it would be good to reply for others that come across this post seeking additional feedback/advice. When I'm analyzing a specific market area in order to determine rent or payment for purchase for my mobile homes, I use "rental rate" for that particular area. I would recommend contacting a few apartment complexes in the area to get an idea of the leasing rate and then contact a few mobile home parks in the area and find out the cost of lot rent. So, if for example the avg 3/2 apartment is $1,100 and lot rent avg $400 then you can expect to rent your property for $600-700 per month.

Hello BP family-I'm actively looking for a used single or double wide MH in the Houston and surrounding area with min 3 bed/2 bath under 10k. thanks for the advice. Power team are members of your team that that will be your point of contact while running your business( e.g . Real estate agent, attorney, CPA, general contractor, title agent, banker etc).
