Hi Everyone, 

Looking to learn about your experiences with STR. Any investors doing a STR out of your primary residence? Did you use your LLC or apply for a permit using your personal information? Do you reserve dates solely when you're away or do you stay when you have guest booked? Do you advertise shared space for the kitchen? Any learnings from your experience you wish you knew before?

For those with your permit approved in Davidson county: Are adjacent neighbors defined as sending notifications or getting signatures, from the block surroinding you? I watched the youtube video for Davidson county and gathered it's more than me notifying the neighbor next door.

Hey Everyone, 

I hope you're having a great day. There aren't alot of recently sold properties under real estate listing tab for memphis in BP, what other tools are you using to gage the ARV?

I am working with my broker, but would like another tool when I'm analyzing other properties being sent from the MLS. Thanks.

Hi. 

While closing a on a property that I’m going to occupy as my primary residence the seller asked if they can stay in the property 3 days after closing to pack and move to TX from TN.

I understand the risk I’d be taking on as the owner of the property at that time, my question is what have you all done or would you recommend I do in the scenario to protect myself and property?

I am under contract for the property. The inspection occurred Friday and the agent asked if we could get estimates by Monday. Although the seller is willing to offer a credit, I felt that was an unreasonable timeframe so this was helpful to hear.

What should a buyer know about a sellers credit? 

How does this impact the buyer if the seller offer a credit before the property is appraised?

Hi, 

How do I give an estimate to a seller if I can't get a contractor out within a certain timeframe and I don't have the exact measurements for certain things? 

Current issues: 

- potential roof penetration

-plumbing do to leaks 

-cabinets (there was a leak under the sink and 3 drawers aren't working, do I price for a new set of cabinets?)

-HVAC generating air but the refrigerate lines aren't insulated and the temperature took 45 mins to drop inside

- 2 dead outlets and 2 outside won't take a reset

-need a hot water tank and the floor leveled where the hot water tank is (utility closet)

- two new decks due to mold spread

I plan to make a few calls this morning to contractors but trying to determine what other steps I could be taking to give to seller. They are willing to credit, but I'm thinking about the things I may discover during rehab after the deal is closed on.
