Pretty sure your mortgage loan documents if you got a primary loan might have rules against deeding your property into an LLC. Something to look into for sure if that's a route you are considering and have a primary mortgage on the subject property.

Hmm, that's a good point. I was thinking of it as working out of my home, similar to if I used a room as an office for 'xyz' LLC. Thanks!

That's fair. Would still check the loan documents. Not sure if that would technically be allowed. Just want to make sure you aren't possibly risking entering technical default. Also there's a difference between working out of your primary, versus working out of your primary and deeding it into an LLC.

 Absolutely. Thanks!

Scheherazarde,

If you are correctly permitted, you will have to decide between offering by the room or whole house.  You cannot do both simultaneously.
Mike

That's what I thought as well! And I'd definitely would choose whole house, I had nothing but bad experiences with room renting...

Do you stay at your property when guest are there? If so, can you share about your experience there as well?

Thanks!

if you are able to, would go the whole house rental. it would likely lead to more revenue as most guests would prefer privacy the entire stay.

Thanks. This is what others I know have done except 1 person.

Quote from @Chris K.:

What do you mean by "register"? Are you asking if the LLC can own the underlying rental property?

Yes, can my LLC on the 1bd/1ba I want to list on Airbnb? Although it’s my personal property.

Thanks.

Thanks! Do you or investors you know use their LLC to structure the Airbnb?

You are going to have big problems with your neighbors, turning your house into a hotel. At best it is inconsiderate; at worst it is against the law.

Also want to name, I live in a STR permit approved area.

Amazing. Tell me more. I see rooms available on Airbnb in my and surrounding neighborhoods. I also know people who are currently doing this. Thanks!

Hi Everyone,

I'm looking to use my personal property to Airbib, 1 bd/ ba. What should I check to confirm if I can legally register the Airbnb under my LLC for rental properties as a different series?

Thanks!
