I can vouch for the market being really hot in the Levittown area.   Soon as I find a good duplex it's gone before I can even get a look at it

@John Yanko quick question..... looking to buy a duplex and both gas heaters are cooked.. each is 28 years old and i wanna go new..

   The current gas heaters are lennox heaters... whats a rough idea on what i would cost two get two new ones installed....  this way i can make a lower offer on the house

thanks.  That's not a bad idea either.    No not strapped for cash.    Have a contingency of at least 3 months so if it went unoccupied I'd be ok.   But obviously I wanted it to start producing money as soon as it can

So i am looking at a multi family home and hoping to get it under contract soon.   It is not occupied currently at all.   Unit 1 is move in ready.   My question is at what point in the process am i allowed or can i have the seller start looking to have the unit filled.    I will be living in unit 2 and the faster i fill the first unit the better it is for me.

House is actually out in Glenside. Built in like 1912 I believe. Still waiting on the report but obviously those are always the big money concerns. Roof, heating system an wiring.

Iv never personally done a 203k but my realtor is a good friend of mine an she has, along with her lender that sherecommended to me so I think I'm fairly safe in that regard. But yea the contractor is where I know I need to be careful an make sure they fully understand everything. I believe that there are contractors in the area that are on the FHA website an certified to do the work.

You may know better then I but isn't there a reserve contingency built into the loan ? I think about 10% over the expected repair costs ?

Yea I understand the FHA pretty well and I do plan on living there for the first year before I move onto another property.

  Just need to ask around for contractor referrals or speak with my local lender who deals with 203k loans frequently to see who they would recommend

Yea that's a great idea.   I definitely going to go used appliances or from the ding/dent place.   But never thought about looking for used cabinets
