@Drew Sygit Not trying to avoid PM at all. As a matter of fact, finding a reputable PM to manage my rentals when I start purchasing is my next goal.

I am a real estate investor from California. I am ready to move into the Detroit market and I am looking for someone local in Detroit with who I can build a solid relationship with to assist me with visiting the properties I am interested in to do a walkthrough with pictures and video. I would also like for the person to work with contractors and check-in with them to verify all work and progress. It will be a plus if you know the Detroit market very well.

I can offer payment by hourly basis or a flat fee. We can negotiate. I have vast knowledge in real estate and I can also offer my time, knowledge, advice, support, and experience. I do not mind building a partnership.

@Toney Sharpe Jr. I have owned a SFR in Jacksonville, NC for over 10 years as a rental. It has been the worst investment in all of my real estate career. No appreciation, high vacancy rate, low rent. I tried to sell that property twice and no demand. Once I get rid of that property, I will never ever purchase real estate in Jacksonville.

@Alexis Monroe I think it’s best to do it the traditional way which is a quiet title action. It takes months, but it clears the way for the property to be insurable at a reasonable rate.

Code enforcement liens survive the tax deed. The best thing to do is to call code enforcement to negotiate an amount to pay off the liens. Some counties in Florida will waive the liens if you improve the land.

Ray Slack So it’s also possible even with a paid lien search, they can also miss the IRS lien if it’s not recorded anywhere?
