Welcome to the BiggerPockets community.. Definitely take advantage of listening to the BiggerPockets Podcast, it's my favorite morning listen.

I started off Architecture. But graduated with a B.A in Communication studies with a concentration in media studies and a minor in Business Administration..

Also took a 3 day Seminar by Rich Dad Education (if that counts lol)

I listen to the bigger pocket podcast every morning to start my day. I gain "little golden nuggets" each time I listen to it. I was trying to figure out how - aside from going to REIA meetings - I could find some contractors to work with. The tips I got was to go to your local hardware stores i.e Loews and Home Depot early in the morning and you will find people there.

I ended up doing that, and I saw two people there.

This is a great community and the helpfulness of everyone is awesome. I can't wait to be able to shed my knowledge to people as start to gain experience in this industry.

So I am searching for my first buy, fix and sell in the DFW metroplex. I have found a property with a motivated seller who is also interested in just having me come in and do the repairs.

Now, I need to find out if this is a viable deal to go into because I do not want to waste my partners money.

I do not have my Power Team Setup Yet. I need a Real Estate Agent, Attorney, and Contractors to work with in the Dallas area.

1. How do you all suggest I approach getting comps on this property?

-Should I be concerned that if I give the address to a real estate agent that they may pass it off to another investors? (I know that might be a silly concern, but it just suddenly popped up) Many people have told me about the "untrustworthy" folks in this industry I guess that's why this concern came to me.

2. This is time sensitive because it's a fresh lead. Should I get the contract for the property from him and buy this cash or should I just do the repairs and split the profits with him?

This fun, and nerve racking and the same time !

I would suggest Damon Remy's system at http://www.BestRESoftware.com

Not only do they have multiple SEO rich landing pages, but an all in one system too.

Thanks for the information, I truly appreciate it. Do you feel that you get your Return on Investment with the $97/mth?

Thanks so much! I began reading the Real Estate Investing guide. I have to make sure I don't get stuck in the Paralysis by Analysis! I will also check out the Beginner's guid to wholesaling.

I will be sure to set-up those keywords for sure! You're awesome!
