@Taylor L what kind of passive investment would you recommend ? Is lending to other investors passive? I agree SDIRA rules are complicated and I have to be careful not to break them.

@Dmitriy Fomichenko Thanks for the list. It is a very helpful. 4.25% is really good. I probably won't get that low rate but I will definitely shop around.

@Brian Eastman, thanks for explaining it nicely.

Do the lenders give better terms for having excellent credit score or low DTI ratio ? or do they only look at the property ?

I want to try leveraged rental first, if I couldn't find good enough deal then I would consider lending from the IRA.

I am planning to open a Self Directed IRA and rollover funds from an old 401K account. I want to buy and hold single family rental. However, the account doesn't have enough funds to buy the property in full. The funds are sufficient for down payment + closing cost + repairs + reserve.

So I (my IRA) may have to take out a non-recourse loan, but interest rates on non-recourse loans are ridiculously high and plus other drawbacks like UBIT tax etc.

Any suggestions on better ways to use that old 401K ?
