I have the opportunity to purchase a 20-unit portfolio through owner financing. Any ideas or experience on structuring this type of deal, specifically how to handle the situation if I sell a property or 2 before the note has been paid in full etc...?

@Khanh Nguyen You're welcome - Condos and Multi-Family generally the only vehicle I like to keep in my portfolio. Perhaps once you find an area of condos you like, you should reach out to the HOA Board Members and introduce yourself and let them know your strategy. Like Realtors/Brokers, they are your friends for the most part and will throw you leads on upcoming units for sale. If you have any questions feel free to reach out anytime. Go get em! @Chad Hudson

Lots of investors despise HOA's and I understand their current stance and the sense of entitlement the association mostly have. In Texas, the HOA's have a ton of power and with the wrong board member in place they can make it difficult for investors renting out their unit(s). Before I buy a unit that has an attracted HOA I always ask my prospective neighbors/owners questions about their current board and the current status of the HOA's financials. I usually approach an HOA board member to get their pulse on me renting out my unit as well. As an investor, I personally love the HOA's. To me it's always a plus that all my buy and holds have some type of HOA board/committee in place. I feel like it adds another layer of protection along with a vested interest. I hand all my tenants the condo association rules & regulations book and let them know up front not only what I expect but what others do. There is already a since of accountability and expectations in place not only from me but the other owners. Basically I view it as another set of eyes watching over my units. Best Regards, Chad Hudson
