BP Community,

I am a new investor and would love to hear some feedback on what you consider to be an ideal profile for a sub 2 and/or assumption deal, where the intent is to hold and rent the property. Clearly the existing financing will need to cash flow if you don’t intend to refi, but beyond that, what would you be looking for with respect to a seller’s marketing profile? High equity, low equity, etc., etc.
