If your going in and the deal would be upside down if it is shot either: - don't do the deal; - have it inspected during the inspection period, which is still not a guarantee or warranty. If the margins are too tight to cover a new septic if needed maybe you should walk away.

@Ray Hurteau these are rentals.  And I'm looking to leave them because renters love them compared to oil.

Morning Folks,

I recently relocated back to NH after a career move to NYC for about 20 years.

Since Feb I've been able to acquire 4 properties totaling 6 units. (Dover, Dover, Rochester, Berwick)

I'm looking to acquire 2-4 more units for winter projects (sfh rehabs or multi 2-4 unit that require improvement)

One of the issues I've run into is most of the insurance companies I'm dealing with do not permit wood or pellet stoves in investment properties. 

Can anybody recommend any insurers who are both reputable and permit this - in particular pellet stoves, which are installed in many homes already.

$1800 a month is $21,600 a year for property insurance.  Unless your roof is made of razor blades and your siding is asbestos wrapped in tar and broken glass I'd say the price is a tad on the high side.  :)

Do you mean $1800 a year?

Same for your maintenance costs.  Do you mean $5300 annually?

I also believe many large mobile home parks prohibit this behavior, instead requiring owner occupancy as part of the rental agreement from the park.

That's not to suggest there are not creative ways around that - but it is a consideration.
