Good evening, all!

Since there seems to be a limited number of meet-ups locally in seacoast New Hampshire, I've decided to start one up to see what kind of interest there is.

We (Whole Quarters) will be hosting the first meet-up on Thursday, July 14th from 6PM-8PM.

Location:

100 Market St, Suite 500

Portsmouth, NH 03801

This is intended to be a basic networking and discussion event, nothing fancy and no sales pitches. 

Happy to add items to a discussion agenda should folks have suggestions.

Since I will need to estimate attendance to make sure the proper room is reserved, I would ask that attendees RSVP directly to me in advance or in response to the post here.

@James S. I have been working on coordinating a venue, but have been playing phone tag unfortunately.

I hope to have something on the calendar by early next week.

I was hoping for one response over the holiday weekend, so definitely nice to see a few folks interested.

Good evening fellow BPers.

I'm interested in finding or establishing a seacoast NH meet-up, or finding one to join.  

I live in Strafford, NH - but invest in Rochester, Dover, Berwick, ME currently.  Would love to find something near to / in the seacoast New Hampshire or Maine (southern Maine) regions.

Anybody know of anything, or potentially interested in joining me to get something off the ground?

Last winter was my official start to professional investment.  Finished first flip this spring, second in progress.  Have three investment properties holding right now, with closing scheduled on another next week.  Under contract on 6 more.

Would love to find some other folks who are actively in investment, development or management - or folks who are new and just looking to start out.

Good morning BPer's. 

I'm an investor and entrepreneur based in NH. 

Currently I have 5 investment properties with 7 units - all acquired in 2015.  These were a mix of moderate to severely distressed properties which required rehab before returning to market.  Rehab costs range from 20% of purchase price to 75%+. 

I'm actively seeking acquisitions but I'm trying to prepare for inevitable capital shortfall as both long and short term projects unfold. 

While I realize there are a myriad of creative ways to acquire both property and capital, I was interested in some  real world examples of how folks, preferably in seacoast NH or the vicinity, made similar jumps from <10 units to 10,20,50 units?

I'm not a lone wolf.  I started my business by putting a team in place so I can scale, both on rentals and flips. 

I'm interested in pool acquisitions and projects which will result in more units to market in the same timeframe, and may include taking on assets that are occupied but may benefit from improvement and rate adjustment.

Hello BP - I am currently structuring a mixed use residential commercial redevelopment opportunity in seacoast NH. As an investor (fix/flip sfh) and landlord (sfh & multi) I have a good understanding of the local geography, general construction, financing and operational aspects of the rehab and resi property management process. I've also discussed with the city economic development team who is excited at the prospect of the plan and supports the project. However, I've not taken on a project of this magnitude in the past, and am looking for some guidance and perhaps referrals in the area. The property is a 7000sf former hotel and boarding house. Now vacant, the property needs minor to moderate structural, and extensive cosmetic rehab. On completion, would house up to 12 units residential and 2-4 small commercial. Plans to execute a similar redevelopment were previously approved by the town and are available for reapproval. I'm interested to speak with any investors/developers/contractors or commercial lenders who have undertaken such a project in the recent past. My core team/partners are widely skilled in both trades and real estate, but the project will be complex and involve a number of / teams of contractors, several phases/stages, and ideally and more complicated, periods of occupancy and development in parallel. I'm interested in both the development but also continuing long term operation on completion. Anyone who has any good advice / similar type experience I might benefit from?
