Hello real estate agents! I am considering obtaining my RE license, mostly for educational purposes as I get started in investing. I think it would be beneficial for other reasons as well, such as earning the commission on my own transactions, having access to the MLS, and because of considerations of the 750 hour rule (will discuss with tax advisor, but I am likely to meet this real estate profession election for tax purposes). My question is: Does it matter much if I obtain the education component online or in person classes? I love the flexibility of studying on my own, as well as being able to focus my time and attention on topics that interest me most as I self study, rather than taking a course that will mostly just teach me to pass the exam (since my overall goal here is education). However, I worry if I don't do in person classes, I will miss out on valuable real life education that others may share. Thoughts?

Has anyone owned (and rented out) an RV? I am reading up on these that many qualify for a 30 year mortgage loan? I'm wondering if we purchased one for our own family if we'd be able to get things in place (legal/liability side) in order to allow others to rent? Seems like great profit potential. Thanks for any input!

I am a mom of three young kids and just starting out in investing. I own a SFH in my town that cash flows well, and now a six plex in a town nearby that also has great cash flow. For my next property, I was considering a lake front house to use for personal use sometimes, but also as a short term rental. I understand it may not cash flow as well as some other properties, but being that we have kids and want a vacation home anyway, I thought it may help offset some of the cost. My questions are:

1. Can my LLC purchase the property if we don't use it too often for personal use (***will discuss with my CPA!) How will my lender treat this?

2. For those that have done this, please let me know the good, bad, and ugly. I imagine dealing with the turnover and cleaning is an issue, especially if not located in the same town.

3. For those with lake homes: do you find that some people are interested in renting during non peak times? Trying to estimate the cash flow during the winter months. I imagine this has a lot to do with what else the town has to offer beyond lake life.

Other thoughts???

I just received a quote from my insurance agent on coverage for my first Multi Family property. What are some BIG things that I need to be sure are included/correct coverage? I trust him, but I do want to do my own due diligence as well. Thanks!

Does anyone have a provider recommendation for the education courses in Kentucky?Mainly, Louisville. I do not plan on using my license for anything more than my own deals. My accountant is also recommending this as a way for me to fulfill the 750 hour rule. Thanks in advance for any recommendations.
